Java VM args are not passing while deplying on render

Hi Hao,

I hope you are doing well. This isn't the right place to ask this question but I wonder if you can help me with this.

So, I was trying to deploy my SpringBoot app on render.com but I wasn't able to figure out the right way to pass the values of application.properties file as JVM args. I did some modifications after taking this project as an example but even after passing the correct ENV vars it's not reaching the SpringBoot app and it's failing. Do you know what am i doing wrong?

Update: I even tried to pass as JAR runtime args but the same result, However when I tried to build JAR with application.properties which has all the necessary values then it works but I do not want to put my secrets insider the JAR.
